The Biggest Home Repair Mistakes I See in Vancouver Homes

Book Now →

I have spent 40 years fixing homes in Vancouver. I have seen many mistakes. Most mistakes start small. They become big problems later. Sit down. Let us talk about what I see.

The Kerrisdale Water Spot

A homeowner in Kerrisdale called me last month. He had a small brown spot on his ceiling. He saw it a year ago. He ignored it. He thought it was old. It was not old. It was a slow leak from a bathroom pipe upstairs.

I cut the drywall. The wood was black. It was soft. Rot spreads fast in Vancouver weather. The moisture stays. It never dries. A simple $200 repair turned into a $4,000 project. We replaced the subfloor and the joists. Do not wait. Small spots mean big leaks. Fix them now.

The Yaletown Handyman Gamble

I visited a condo in Yaletown. The owner wanted a new faucet. She also wanted a light fixture moved. She hired a person from a random website. This person was cheap. He was not insured. He did not know strata rules.

He hit a pipe. He did not know where the shut-off valve was. Water flooded the floor. It went into the unit below. The strata fined the owner. Her insurance did not cover it. The worker disappeared.

Hire people with insurance. Check their history. I charge $120 for the first hour. Each additional hour is $85. This includes peace of mind. Your home is your biggest asset. Do not gamble with it.

The North Vancouver Deck Collapse

North Vancouver is beautiful. It is also very wet. I saw a deck in North Vancouver last summer. It looked okay from the top. The owner had painted it recently. It looked clean.

I looked underneath. There was no flashing. Flashing is the metal strip between the house and the deck. Without it, water sits. The wood rots where you cannot see it. I pushed my screwdriver into the main beam. It went through like butter. The deck was a hazard.

Details matter. Skipping small parts like flashing saves time. It also causes collapses. Do it right the first time. Then you do not do it again.

The East Vancouver DIY Disaster

Many people in East Vancouver like to do their own work. I respect that. But some jobs need a pro. One man tried to move a wall. He thought it was not a load-bearing wall. He was wrong.

The ceiling began to sag. The doors in the house would not close. He called me in a panic. I had to call a structural engineer. We put in a steel beam. It cost much more than his original budget.

Know your limits. Ask for help before you swing the hammer.

The West End Plumbing Patch

I see this in West End apartments often. People use tape to fix leaks. They use "as seen on TV" glue. These are temporary. They are not repairs.

One tenant used tape on a sink drain. It held for a week. Then it failed while she was at work. The kitchen was ruined. The cabinets swelled. They had to be replaced.

Use real parts. Use the right tools. If you do not have them, call me.

My Advice to You

Vancouver is a unique place. The rain is constant. The buildings are close together. Mistakes here are expensive.

Check your caulking. Clean your gutters. Look at your ceiling. If something looks wrong, it is wrong.

I work in Vancouver, Burnaby, and Richmond. I visit North Vancouver and West Vancouver. I see the same errors everywhere. People try to save money by hiring the cheapest person. They try to save time by skipping steps.

Quality work takes time. It requires the right tools. It requires experience.
