Why deck rot is common in Vancouver

Start with a slow check. Walk the deck. Look at the boards. Look under the frame if you can.
Common signs of rot include:

- Cracks around screws or nails.
- Boards that split at the ends.
- Railings that move.
- Posts that look worn at the base.
- Fungus, moss, or surface growth.
- A deck that sags or bounces.
Use a screwdriver to test the wood. Press the tip into dark or damaged areas. Check near the ledger board, stairs, post bases, rail posts, and spots that stay wet.
Healthy wood stays firm. Rotten wood gives way. If the tool sinks in, the wood needs repair or replacement.
When to repair your deck
Repair makes sense when the rot is limited and the frame is still solid.
Repair is often the right choice if:
- Rot is only on a few deck boards.
- Damage is on surface wood, not structural parts.
- Joists, beams, and posts are still firm.
- Railings need tightening but the support wood is sound.
- Water damage came from one small area, like a clogged gap or planter.

- Posts that are soft, split, or weak at the bottom.
- Widespread rot across many boards.
- Movement, sagging, or bounce when you walk.
- Stairs or railings that no longer feel secure.
A good rule is simple. If rot is deep, spread out, or in structural parts, replacement is usually the better move. Patching over structural rot does not fix the problem. It only hides it for a short time.
