Welcome. Keep your home cool and follow your strata rules. Read these steps, then fix your installation.
1. Drilling into the window frame

Do not drill holes into your window frame. Window frames are common property in Vancouver condos. Holes damage the building envelope, then cause leaks. Strata councils will issue fines for this damage. Use a friction-fit kit instead. Secure the panel with tension, then check the stability. Do not use screws or permanent fasteners.
2. Leaving gaps around the panel

Measure your window opening, then cut the panel to fit. Gaps allow hot air to enter your room. Gaps also let insects and rain inside. Use weatherstripping foam to seal the edges. Apply the foam, then press the panel into place. Use painter’s tape for extra sealing. This tape removes easily, then leaves no residue.
3. Draining water outside

Portable AC units create condensation. Do not let water drip onto the building face. Do not let water fall onto balconies below. This creates a nuisance for neighbors. Direct the drain hose into a bucket, then empty it. Or, run the hose to a floor drain or sink. Keep all water inside your unit.
4. Changing the exterior look
Strata bylaws regulate the building appearance. Do not use cardboard or plywood to fill window gaps. These materials look messy from the street. Use clear plexiglass or white plastic panels. Match the color of your window frame. This keeps the exterior look consistent, then avoids strata complaints.
5. Kinking the exhaust hose
The exhaust hose carries heat away from your room. Do not bend the hose sharply. Do not stretch the hose too far. Sharp bends restrict airflow, then cause the unit to overheat. Keep the hose short, then keep it straight. This improves efficiency and cooling.
6. Blocking emergency exits
Do not install the kit in your only exit window. Fire codes require an egress path. Ensure you can remove the kit quickly. Test the removal, then time yourself. Keep the path clear.
7. Ignoring noise and vibration
Portable units vibrate on hard floors. This vibration carries through the floor to neighbors below. Place the unit on a rubber mat, then move it away from the wall. This reduces noise. Use the low fan setting at night, then avoid complaints.
