5. Projects That Do Not Qualify

Non-eligible projects include:

- Window cleaning
- Floor sanding
- Painting walls for style
- Fixing a leaky pipe (unless part of a safety upgrade)
- Buying new appliances (fridge or stove)
- Installing home security systems
- Landscape work
- Garden maintenance
- Building a standard deck
- Adding a garage for car storage
The main goal cannot be increasing home value. The goal must be accessibility.
6. The Principal Residence Rule
The home must be your main home. You must live there most of the year. The credit applies to houses. It applies to individual condo units. It applies to basement suites. It applies to mobile homes.

You can share the credit. The total for one home is $1,000. You decide who claims what amount. Use the Schedule BC(S12) form. Fill it out during tax season.
9. Federal Tax Credits
You can use provincial and federal credits together. The Multigenerational Home Renovation Tax Credit is federal. It helps build secondary suites. This is for seniors or adults with disabilities.
The federal credit is larger. It covers 15 percent of costs up to $50,000. This equals a $7,500 credit. You can combine this with the BC provincial credit. Check both sets of rules.
